Common Defects

The benefit of a high quality building inspection is to ensure that you are not buying someone else's problem or problems that you cannot see and are unaware of.

Defects are categorised as structural or non-structural and while they are something you do not want to find in a property, they can often be repaired or fixed.

ABI Building Inspections are conducted by qualified builders who are able to provide accurate quotes on any defects that can be fixed after the inspection is completed.

BRICK STUMPS

Unless a proper inspection is conducted underneath the property, defects such as brick stacks in the place of stumps can be missed.

DIY works

Many established properties will have DIY work conducted at some point. The quality of this work can cause serious defects. In this case, a 3 year old property had extensions added that were not built correctly. This resulted in water damage and loss of insurance.

Potential water entry points

Broken roof tiles are a serious defect that may allow water ingress and subsequent damage to the internals of the property.

ROOF PATCHES

A proper inspection will show defects such as plastic blocking holes on the roof. This image is from a property only 2 years old.

RE-INFORCED TRUSSES

In this picture you can see that the truss has failed and then had a DIY repair job completed.

This has the potential to compromise the strength of the truss and the building overall and needs to be repaired.

This is a great example of a defect that can often be repaired by a qualified builder.




SUB-FLOOR WOOD ROt

Wood rot is a common defect where water ingress has occurred over time.

This was found during a sub-floor inspections and can be due to leaks, flooding or a lack of water proofing in wet areas.

BRICK CRACKING

This defect is caused due to external foundation failure.

Common to houses built during the 1970s and 1980s due to the construction methods of the time being strip footings.

This structural defect can be rectified but it can be a costly exercise.

With this property, purchasers negotiated the repair cost during sale negations and the defect has since been fixed.

WHITE ANT DAMAGE

This is a common defect that is caused by white ants eating out the timber framing inside and outside of the home.

At times, white ant damage will not be visible or in plain sight and this is the reason for having a quality inspection done on the property.
